Professional Solutions for Your Termite Problems

Termites are small, but the damage they cause can be devastating — often before you even know they’re there. These silent destroyers live underground and feed on wood 24/7, compromising your home’s structure over time. Whether you’ve spotted suspicious mud tubes, bubbling paint, or just want peace of mind, our team is here to help — fast and locally.

All treatments are family- and pet-friendly when applied by our licensed termite specialists.

Our Proven Termite Treatment Approach

  • Inspection: We don’t cut corners or rely on quick, surface-level treatments — our full sub-soil liquid barrier eliminates colonies at the source and protects your home for decades.
  • Treatment: Our licensed technicians apply a sub-soil liquid barrier that eliminates active colonies and prevents new infestations from entering your home’s foundation. We treat around the perimeter and other key contact points where termites travel unseen.
  • Follow-Up & Monitoring: Each service comes with a lifetime warranty — the first five years include free inspections and re-treatments if needed. After that, a small annual renewal fee keeps your coverage active for life, with inspections every year (or any time you need us).
  • For Realtors & Buyers: We know real estate timelines move quickly, which is why we offer prompt scheduling and same-day NPMA-33 reports whenever possible.

Our Termite Guarantee

At Preferred Pest Control, we stand behind every treatment with our Lifetime Termite Protection Guarantee. Your first five years of coverage are completely free — including annual or as-needed inspections and any re-treatments required.

After five years, a small annual renewal fee keeps your warranty active for life with yearly inspections. Because our guarantee is fully transferable, the coverage stays with the property when you sell — helping your home pass inspections smoothly and giving buyers extra confidence during the transaction.

Homes change, life moves quickly, and real estate timelines can be stressful. A transferable termite warranty keeps one big worry off your plate.

WDI Reports for Real Estate Transactions

Preferred Pest Control helps real estate agents close deals smoothly with our thorough Wood Destroying Insect inspections. Our certified technicians carefully examine properties for termites, powder post beetles, old house borers, carpenter ants, and carpenter bees that can threaten structural integrity. When you need a comprehensive termite inspection for a property sale, our detailed WDI reports provide the documentation lenders require while giving buyers confidence in their investment. We understand the time-sensitive nature of real estate transactions and prioritize prompt, professional service that keeps closings on schedule.

Frequently Asked Questions

Is this a one-time treatment or recurring service?

Our termite treatment is a one-time service designed for long-term protection. However, we also offer annual inspections and renewal options to maintain your warranty and ensure continued coverage.

What’s included in the five-year guarantee?

Each treatment includes a free five-year guarantee with annual inspections. After five years, you can renew your protection annually to keep your coverage active.

Are your treatments safe for kids and pets?

Yes, of course! Your safety is our top priority. We use products and application methods that are designed to be effective and produce results, while also being safe for humans, pets, and the environment when used as directed. Our technicians are trained to apply treatments with care and responsibility.

Is the guarantee transferable if I sell my home?

Yes. Our termite guarantee stays with the property, not the owner—so if you sell your home, the new homeowner automatically inherits the coverage.

Do I need to have my home inspected regularly for termites?

Yes, regular inspections are crucial, especially if you live in an area with a high risk of termite activity. Annual inspections can help identify potential problems early and prevent extensive damage. Termite problems are often hidden from view, so professional inspections are the best way to spot an issue before it becomes severe.

When is the best time to schedule a termite treatment?

Most termite treatments are performed in the spring when termite activity increases, but we offer inspections and same-day bids for swarmer calls year-round.

How can I prevent termites from entering my home?

Here are a few preventive measures:

  • Keep wood away from your foundation—don’t store firewood, mulch, or wood debris close to your house.
  • Seal cracks and gaps in your foundation and around windows, doors, and pipes.
  • Repair leaks promptly to reduce moisture in areas like basements and crawl spaces.
  • Consider a termite barrier or treatment for additional protection, especially if you live in an area prone to termites.
How do I know if I have termites, and how much damage could they cause?

Signs of a termite infestation can include discarded wings, small piles of wood-colored droppings, hollow-sounding wood, or visible mud tubes along your foundation or walls. Termites can quietly cause significant structural damage over time if left untreated, weakening wood in your home, including framing, flooring, and furniture. A professional inspection is the only reliable way to confirm an infestation and assess potential damage before it becomes costly.

How do termites enter my home?

Termites enter your home through small cracks or gaps in your foundation, walls, or around pipes and electrical lines. They can also find their way in through wood-to-ground contact or overexposed, untreated areas like wooden decks, fences, or firewood piles.

How long does a termite inspection take?

Most homes take 45–90 minutes, depending on size and foundation type. We inspect inside and out, including crawl spaces and wood-to-soil contact areas.

How long does it take termites to cause damage?

Termites can begin to cause significant damage surprisingly quickly. The exact timeframe depends on factors like the size of the infestation and the type of termites, but in general:

  • Subterranean termites (the most common type) can cause visible damage in as little as 3 to 6 months in a heavily infested area. These termites typically start in hidden areas and work their way into the wood of your home, eating it from the inside out.
  • Drywood termites may take several years to cause noticeable damage, as they usually infest smaller areas of wood and are more difficult to detect early on.

In the early stages of an infestation, termites often cause little visible damage. The wood they eat from the inside may look normal on the outside, making it easy for homeowners to miss the signs. However, as they continue to feed, structural damage can escalate quickly, compromising the integrity of your home’s framework. It’s crucial to address any signs of termites early, as even a small infestation can lead to significant damage if left untreated. Regular inspections can help catch potential problems before they become costly.

Are your treatments family and pet-friendly?

Yes. All products are applied with precision by licensed professionals to target termites only — not people or pets.

What are the most common types of termites?

There are three primary types of termites that can infest homes and properties: Subterranean, Drywood, and Formosan termites. Each type behaves differently, has unique characteristics, and requires different approaches to control and treatment. Subterranean termites are the most destructive and widespread type of termites in the United States!

Do you offer termite inspections for real estate transactions?

Absolutely. We provide NPMA-33 forms for buyers, sellers, and realtors throughout Northwest Missouri.

What happens if I don’t treat a termite infestation?

If left untreated, termites can cause significant structural damage that could lead to expensive repairs. Over time, termites can weaken beams, flooring, and even the foundation of your home. Early intervention is key to preventing costly damage.

What’s included in your lifetime guarantee?

The first five years of coverage are free, with annual or as-needed inspections and re-treatments if needed. After that, a small renewal fee keeps your warranty active for life.

How can I tell if it’s a carpenter ant or a termite?
  • Body Shape: Termites have broad, straight bodies with no defined waist; carpenter ants have a narrow, pinched waist.
  • Antennae: Termites have straight antennae; carpenter ants have bent (“elbowed”) antennae.
  • Color: Termites are pale or light-colored; carpenter ants are dark brown, black, or reddish.
  • Wood Damage: Termites eat wood, leaving rough, mud-lined tunnels and mud tubes; carpenter ants tunnel into wood, leaving smooth galleries and piles of sawdust.
  • Wings: Termite wings are equal in length and longer than their bodies; carpenter ants have larger front wings and smaller hind wings.

Still unsure? Both Carpenter ants and Termites are dangerous wood-destroying insects!

Please call us as soon as possible to schedule an inspection.

Can I combine termite protection with other pest services?

Yes — many homeowners add our Preferred Choice Plan for total year-round protection against ants, spiders, and other common pests.

What types of termite services do you offer?

We provide complete termite protection, including pre-home buying inspections (Wood-Destroying Insect Reports), termite inspections, one-time treatments, ongoing monitoring, and warranty renewal programs.

Amanda was as great with taking care of our house for pest control as she was when she was our UPS delivery person. She was the only one who made sure our deliveries were properly done out of all of them & it looks as though she will take care of our pest control on both properties with the same professionalism. We love her personality too!

These guys are rock stars. From the time Perry and Cody hit the ground here they help put our concerns to rest as far as them being able to handle the job. Make no mistake, it was a big job with multiple visits involved. The prices were up front and spelled out. There were no "hidden" fees. When their technicians showed up, they had all their teeth and they didn't have blue hair or look like dirtbags. Clean-cut, polite, no foul language, and hard working. To say PPC is mission-focused is an understatement.

We have been working with Preferred Pest Control for more than two plus years and they continue to exceed expectations. Jenny , in particular, always shows up timely and prepared. Our home in St. Joseph is a construction zone, which never slows her down. Jenny has even managed to eradicate those small ants that use to come around all year long. With Jenny’s work, we don’t see those pesky ants anymore, which allowed us to take back and enjoy our kitchen again. Thanks Jenny!
